Developed as an 18,500 square metre NLA office block for over 1200 civil servants by Capital Properties NZ Limited. Unsurprisingly, the Ministry of Defence had very strict security requirements which influenced everything from floor layouts to façade detailing and element design. Such considerations were integrated into the design from the earliest stages to maintain a sustainable economic model for the project.
Built on the front site of an existing government office tower, the L-shaped building wraps around two street edges with a main entry on Aitken Street. The sloping Mulgrave Street footpath was protected with a sculptural canopy.
Built to high seismic and security standards, the building has a light modern interior environment. The street façades are articulated with precast panels at higher levels and textured stone at the base to create subtle shadow and a controlled surface. The building is a clean and efficient response to commercial drivers, whilst maintaining a sense of quality and robustness required by the Ministry of Defence.
